Overview

In this major renovation project, the team at Larkrock transformed a 1982-built home in Templeogue Dublin into an energy-efficient, net-positive property. The home originally had a D1 BER rating and high energy usage and when finished achieved a A1 BER. Through a comprehensive One Stop Shop energy retrofit, we significantly reduced energy consumption and carbon emissions, while creating a more comfortable living space for the homeowner.

Our One Stop Shop Retrofit Process

To tackle these challenges, we undertook a full-scale retrofit, focusing on improving insulation, upgrading the heating system in the home to a much more modern and energy efficient heat pump, and adding renewable energy sources.
Like all One Stop Shop projects the first step in the journey is to complete a home energy assessment. This provides the homeowner with a roadmap and details of all the required upgrades to get a warm, cozy home that is extremely energy efficient.

The Challenge:

Before the retrofit, the property faced several challenges, including poor insulation and outdated heating systems.
The key issues were:

  • Cavity walls with poor U-values (0.37–0.86 W/m²K), allowing significant heat loss.

  • Inefficient windows again with poor U-values (3.10 W/m²K), contributing further to heat loss and causing draughts.

  • Ground floor insulation was inadequate (U-value of 0.64 W/m²K), leading to additional heat loss for the homeowner.

  • Heating system: A Baxi Potterton Suprima gas boiler with low efficiency (74.7%).

These inefficiencies led to high energy demands for space and water heating, with primary energy usage of 34,944 kWh/year and CO₂ emissions of 6,403 kg/year.
The homeowners felt the house was very cold, drafty and uncomfortable in the winter months especially and wanted an insulation solution as the number one priority. They are certainly not unique in this and something our project managers help people overcome on their One Stop Shop journey on a regular basis.

Post-Works Summary:

CO₂ Emissions were reduced from 6,403 kg/year to an amazing -25 kg/year (net negative emissions). This is clearly reflected in the primary energy usage dropping from a whopping 34,944 kWh/year to an incredible -195 kWh/year.

Key improvements included:

  • Walls: Insulated with 50mm PIR insulation and cavity wall insulation, achieving U-values as low as0.20–0.25 W/m²K.

  • Windows: Replaced with triple-glazed and low-E double-glazed units (U-values 0.72–1.03 W/m²K.

  • Ground Floor: Insulated with 150mm Knauff Eco Insulation, reducing U-values to 0.18 W/m²K.

  • Heating: Upgraded to a highly efficient Samsung Heat Pump.

  • Solar PV System: Installed a 3.55 kWp solar PV system, producing 3,553 kWh/year, significantly offsetting energy usage.

Net Energy-Positive Home

The retrofit achieved exceptional results, transforming the property into a net energy-positive home as follows:

  • BER improved from D1 to A1, representing a highly efficient and future-proofed home.

  • Primary energy usage reduced by more than 100%, and CO₂ emissions fell by more than 100%, making the home a net-negative emissions contributor.

  • Comprehensive upgrades to walls, windows, and floors minimized heat loss, while a state-of-the-art heat pump and solar PV system made the home energy-efficient and cost-effective.

The Outcome
