Overview

Deep Retrofit

Larkrock recently transformed this 1935-built semi-detached home in Dublin 6 into a highly energy-efficient, future-proofed property. With an initial BER of F and high energy demands, the property underwent a comprehensive SEAI One Stop Shop energy retrofit, achieving an outstanding A1 BER rating.
By significantly reducing energy consumption and CO₂ emissions, this project highlights how energy upgrades, when done correctly, can create a comfortable, sustainable home while preserving the character of older properties.

Our One Stop Shop Retrofit Approach

Larkrock began this project with a detailed home energy assessment, creating a tailored roadmap for the upgrades required. Every aspect of the building and systems in the home was improved to maximise efficiency and comfort while taking full advantage of SEAI One Stop Shop retrofit grants.

The Challenge:

Before the retrofit, the property faced several challenges typical of homes from this era:

  • Walls: Uninsulated solid walls with poor thermal performance (U-values of 2.10 W/m²K).

  • Windows: Outdated double-glazed air-filled units with high U-values of 3.10 W/m²K.

  • Roof: Minimal insulation leading to U-values as high as 2.30 W/m²K.

  • Heating System: Reliance on an old and inefficient gas boiler (65% efficiency) and secondary solid fuel heating (40% efficiency).

  • Hot Water System: High storage and circuit losses in the water system.

These inefficiencies resulted in primary energy usage of 50,285 kWh/year and CO₂ emissions of 9,171 kg/year. Space heating demands were also significant at 20,021 kWh/year, making the home costly to heat and uncomfortable in the cold winters.

Post-Works Summary:

CO₂ Emissions were reduced from a staggering 9,171 kg/year to only 554 kg/year. This is clearly reflected in the space heating demand reduction from 20,021 kWh/year to a mere 8,603 kWh/year.

Key improvements included:

  • Walls: Internal and external insulation applied, reducing U-values to 0.20–0.27 W/m²K.

  • Windows: Upgraded to triple-glazed argon-filled units with U-values of 0.74–0.94 W/m²K.

  • Roof: Comprehensive insulation upgrades achieving U-values of 0.13–0.20 W/m²K.

  • Ground Floor: Insulated, achieving a U-value of 0.18 W/m²K.

  • Solar PV System: Installed a 3.55 kWp system, generating 3,553 kWh/year, significantly offsetting electricity demand.

Net Energy-Positive Home

  • BER improved from F to A1, representing a highly efficient and future-proofed home.

  • Primary energy usage reduced by 97%, and CO₂ emissions fell by 94%, making the home almost carbon-neutral.

  • Extensive upgrades to walls, roof, windows, and floors minimized heat loss and enhanced comfort.
  • Integration of a Samsung Air-to-Water Heat Pump and a solar PV system significantly reduced energy dependence and operating costs.

The Outcome

This project showcases the transformative potential of a deep retrofit, combining advanced insulation, renewable energy, and efficient heating systems for a sustainable and comfortable living environment.
The project featured the following unique characteristics:

  • Extension from an existing garage to create an extra bathroom and extend the kitchen.

  • Addition of a utility space.

  • Installation of significant structural steel.

  • Creation of an office in the attic with appropriate rafter insulation.

  • Replacement of the old roof.
