Overview

Larkrock recently completed a major energy retrofit for a semi-detached house in Stillorgan, Dublin, built in 1952. The home, initially rated BER G, presented a number of challenges typical of older properties, including poor insulation and an outdated heating system. Our team is well used to tackling such issues though and through extensive upgrades and planning, the property’s energy rating was raised to an impressive A2. This resulted in drastically reduced energy consumption and CO₂ emissions for the owner.
The transformation didn’t just improve the energy efficiency of the home – it created a much more comfortable living environment for the homeowners, future-proofing the house for years to come.

Our One Stop Shop Retrofit Approach

We started with a full energy assessment, the first step on any One Stop Shop journey, to design the right improvements for this home. By optimising insulation, upgrading heating systems, and adding energy-efficient technologies, our team collaborated with the homeowner to create a home that is now vastly more energy-efficient and lovely and warm to live in. Thanks to the SEAI One Stop Shop grants, the homeowner was able to make these upgrades at a much lower cost.

The Challenge:

Before the retrofit, the home faced several significant energy inefficiencies that made the home not only expensive to live in but a little uncomfortable during the cold winter months:

  • Walls: Internal and external walls with high U-values, leading to substantial heat loss.

  • Windows: Single-glazed windows with very poor thermal performance which created draughts around the home.

  • Heating System: A solid fuel room heater with low efficiency of only 50%.

  • Energy Rating: The home’s BER rating was G, with very high primary energy consumption and CO₂ emissions.

The home was consuming 81,814 kWh/year in energy, and producing 26,288 kg of CO₂/year—factors that contributed to high running costs and an uncomfortable living environment.

Post-Works Summary:

CO₂ Emissions were reduced from a staggering 26,288 kg/year to only 528 kg/year. This is clearly reflected in the annual primary energy consumption reduction from 81,814 kWh/year to a mere 4,123 kWh/year.

Key improvements included:

  • Walls: Internal and external insulation applied on ground and first-floor walls, reducing U-values to 0.20–0.27 W/m²K.

  • Windows: Upgraded to triple-glazed argon-filled units with U-values of 0.90–1.20 W/m²K.

  • Doors: Replaced with insulated composite doors with U-values of 0.78–1.30 W/m²K.

  • Roof: Comprehensive ceiling insulation upgrades achieving U-value of 0.13 W/m²K.

  • Ground Floor: Insulated solid ground floor slab with underfloor heating, achieving a U-value of 0.13 W/m²K.

Additional Key Retrofit Measures and Improvements:

The retrofit achieved outstanding results, transforming the property into a modern, energy-efficient home as follows:

  • Ventilation: Upgraded to a balanced whole-house mechanical ventilation system with heat recovery (92% efficiency).

  • Heating: Replacement of inefficient solid fuel room heaters with a Samsung Air-to-Water Heat Pump system.

  • Hot Water System: Hot water system includes a 200L Kodiak cylinder with primary circuit insulation.

  • Lighting: Replacement of incadescent bulbs with LED/CFL fittings.

The Outcome

Through a combination of insulation upgrades, energy-efficient glazing, modern heating and ventilation systems, and LED lighting, the retrofit transformed a poorly insulated G-rated dwelling into a high-performing A2-rated home. This retrofit significantly reduced energy consumption and carbon emissions, resulting in a more comfortable and sustainable living environment.
The project involved the following unique features:

  • Underfloor heating installation.

  • Structural steel installation to expand the kitchen area.

  • Removal of the main chimney for additional space.
