Overview

Larkrock recently completed an energy retrofit for this 1949-built home in Templeogue Dublin, which had an initial BER of D1 and faced high energy demands. Through a deep renovation, we transformed the property into a highly efficient, sustainable, and comfortable home with a BER of A1. The project significantly reduced energy consumption and CO₂ emissions while preserving the home’s amazing character.
By upgrading the building’s insulation, heating systems, and introducing renewable energy, we’ve created a future-proofed home designed for modern living.

Our One Stop Shop Retrofit Approach

Larkrock began the project by conducting a comprehensive home energy assessment and developing a detailed plan for upgrades throughout the home. The retrofit focused on improving every aspect of the building, from insulation to heating, while taking full advantage of available SEAI grants to keep costs as low as possible for the homeowner. All aspects of the project were handled directly by our team from assessment to obtaining grants helping take the stress out of the project for our client.

The Challenge:

Before the retrofit, this home had several issues that are common in properties from this era and something our team are very familiar with overcoming:

  • Walls: Solid brick walls with high U-values (2.10 W/m²K).

  • Roof: Minimal insulation, resulting in poor thermal performance (U-value of 0.40 W/m²K).

  • Windows: Outdated metal-framed double-glazed windows with high U-values (3.70 W/m²K), contributing to significant heat loss.

  • Heating System: An old inefficient gas boiler (86.4% efficiency) and inefficient solid fuel room heater (30% efficiency) made the home costly to heat.

  • Hot Water System: Inefficient water heating with high storage and circuit losses.

These inefficiencies led to primary energy usage of 31,788 kWh/year and CO₂ emissions of 6,714 kg/year, with heating demands of 16,201 kWh/year.

Post-Works Summary:

CO₂ Emissions were reduced from 6,714 kg/year to only 309 kg/year. This is clearly reflected in the annual primary energy consumption reduction from 31,788 kWh/year to a mere 8,553 kWh/year.

Key improvements included:

  • Walls: Retrofitted with 100mm Mannok PIR insulation and external wall insulation, improving U-values to as low as 0.19 – 0.27 W/m²K.

  • Roof: Upgraded pitched and flat roofs with insulation up to 300mm, achieving U-values of 0.12 – 0.20 W/m²K.

  • Windows: Replaced with argon-filled double-glazing (U-values 1.20 – 1.40 W/m²K).

  • Heating: Installed a highly efficient heat pump and a 250L Joule hot water cylinder.

  • Renewables: Added solar PV system generating 3,738 kWh/year.

Exceptional Energy Efficiency:

The retrofit of this semi-detached home in Templeogue achieved exceptional results by upgrading the home’s insulation, heating system, and introducing renewable energy:

  • BER improved from D1 to A1 – placing the home in the highest energy efficiency category.

  • Primary energy usage reduced by 92% and CO₂ emissions cut by 95%.

  • Significant enhancements to thermal performance (walls, roof, and windows) reduced heat loss dramatically.

  • Installation of a Samsung Air-to-Water Heat Pump and a solar PV system future-proofed the home with sustainable, low-carbon technologies.

The Outcome

The successful completion of this retrofit demonstrates the transformative impact of a comprehensive energy upgrade, delivering a warm, comfortable, and energy-efficient home with dramatically reduced running costs.

The project involved the following unique features:

  • Structural steel installation for open-plan kitchen.

  • Addition of an en suite to the main bedroom, reducing the size of the main bathroom.

  • Secondary bathroom created upstairs.
